What is Autodesk Forma?
Autodesk Forma is Autodesk’s cloud software for early-stage planning and design in architecture, engineering and construction. Its core design product, Forma Site Design, lets you set up a real site with geolocated context, sketch 3D massing and run environmental analyses before detailed modelling starts. Autodesk describes it as AI-powered software for site planning and analysis, with design automations that create a site and massing in minutes. Forma Building Design, released in April 2026, carries a site proposal on into facades, floor plans and unit layouts, then hands it to Revit as native, geolocated BIM geometry.
Forma succeeded Spacemaker, an earlier Autodesk site-planning product. Autodesk retired the Spacemaker name and moved its subscribers to Forma Site Design. In March 2026 Autodesk widened the brand: Autodesk Construction Cloud became Autodesk Forma, Autodesk Docs became Forma Data Management and the original Forma design product was renamed Forma Site Design. Autodesk calls this a brand change, not a platform replacement, so logins and data stayed the same. The service was live and sold through Autodesk’s online store in October 2026.
Key Features
- Geolocated site setup: Forma Site Design builds a 3D site model from a real location with surrounding context data. You start from actual terrain and neighbouring buildings, so every massing study and analysis reflects the plot rather than an empty canvas.
- Design automations for massing: Autodesk says Forma’s design automations create a site and massing in minutes. You can generate and iterate building volumes quickly, which helps feasibility teams compare far more layout options during pre-design.
- Environmental analyses: Forma runs area, noise, microclimate, solar energy, wind, daylight, sun hours and embodied carbon analyses on its listed product pages. Results appear on the model, so you can see trade-offs between options before choosing one.
- Rapid physics-based simulations: Forma’s rapid wind and noise analyses use physics simulations rather than machine learning, according to Autodesk reseller IMAGINiT. That approach copes better with complex geometry, after an earlier machine-learning energy beta was withdrawn in July 2024.
- Forma Building Design: Forma Building Design extends a site proposal into facades, floor plans and units. Released in April 2026, it checks daylight, sun exposure and carbon impact, then sends the model to Revit as native geolocated elements.
- Revit hand-off: Forma exports its models to Revit as native, geolocated BIM geometry with site context. Revit is also the first Forma Connected Client in tech preview, letting data move from Forma apps without manual file exchange.
- Forma Board: Forma Board is a shared space for presenting and reviewing design options with markup tools. Clients and colleagues can comment on proposals in one place instead of trading screenshots and slide decks.
- Forma Carbon Insights: Forma Carbon Insights reports carbon effects across Forma Building Design and Revit. Autodesk positions it for early design, so teams can weigh embodied carbon while massing and materials are still easy to change.
- Extensions and automation: Forma connects to Rhino through an extension and runs Dynamo scripts through the Dynamo Player extension. Third-party add-ons are available from the Autodesk App Store, including tools from partners such as TestFit and Archistar.
Pros
- Fast early feasibility: Forma shortens site feasibility by combining context, massing and analysis in one browser workspace. Planners can test many options on the real site in an afternoon instead of rebuilding each scheme in desktop software.
- Analysis without specialists: Forma puts wind, daylight, noise, sun hours and embodied carbon checks in the designer’s hands. Teams can spot weak options early without waiting for an environmental consultant to run separate simulations.
- Clean route into Revit: Forma sends schematic models to Revit as native geolocated geometry with site context. That removes much of the rework that usually happens when concept models move into detailed BIM production.
- Included for Revit subscribers: Autodesk gives all Revit subscribers Forma Site Design, Forma Building Design, Forma Board and Forma Data Management Essentials at no extra cost, according to April 2026 coverage. Firms already paying for Revit can adopt it without a new budget line.
- Transparent standalone price: Forma Site Design lists public prices of $85 a month or $700 a year on Autodesk’s site. A 30-day free trial and a 30-day return window on annual plans lower the risk of testing it on a live project.
Cons
- Tied to the Autodesk ecosystem: Forma delivers most value to firms already working in Revit and the AEC Collection. Practices built around Archicad, Vectorworks or other BIM tools lose the main Revit hand-off benefit and face a steeper learning curve.
- Early-stage depth only: Forma targets pre-design and schematic design, not construction documentation. You still need Revit or another BIM tool for detailed drawings, and its quick analyses are not a substitute for full engineering studies.
- Cloud and internet dependent: Forma runs in the browser, so it needs a steady internet connection to work. One G2 reviewer reported slowness and was unsure whether the software or their connection caused it.
- Confusing product line-up: Forma now names a whole industry cloud as well as specific design tools. Buyers must sort out Site Design, Building Design, Forma for Buildings and the AEC Collection, and some directories quote outdated or conflicting prices.
- AI features have limits: Forma’s machine-learning operational energy beta was discontinued in July 2024 because the model could not scale to complex projects. Treat the AI-powered label as fast automation and simulation rather than full generative design.
Who is Using Autodesk Forma?
- Architects: Test massing, daylight and carbon on real sites before moving schemes into Revit.
- Urban planners: Compare neighbourhood layouts for wind, noise and sun conditions.
- Real estate developers: Check site capacity and feasibility quickly during land acquisition.
- Sustainability consultants: Review embodied carbon and microclimate impacts at concept stage.
Pricing
Autodesk Forma Site Design costs $85 a month, $700 a year or $2,100 for three years as a standalone subscription (official Autodesk prices, October 2026).
| Plan | Price | What you get |
|---|---|---|
| Free trial | $0 for 30 days | Full Forma Site Design trial on your own project |
| Forma Site Design | $85/month, $700/year, $2,100/3 years | Site setup, massing, analyses, Forma Board, Revit export |
| Forma for Buildings | Price not shown on store page | Site Design, Building Design, Data Management and Board bundle |
| AEC Collection | $460/month, $3,675/year, $11,030/3 years | Forma Site Design plus Revit and other AEC tools |
| Revit subscription | Included at no extra cost | Site Design, Building Design, Board, Data Management Essentials |
Annual and three-year terms save 33% against monthly billing, and Autodesk offers a 30-day return window on annual plans and 15 days on monthly ones. Directories disagree: one 2026 roundup quotes Site Design at about $185 a month or $1,445 a year, while another says prices need a sales quote. Regional prices and bundles change, so check Autodesk’s store for your country before you commit.
What Makes Autodesk Forma Unique?
Forma connects concept design to BIM production inside one vendor’s stack. Most site feasibility tools stop at a massing study or a report, while Forma passes its geolocated models straight into Revit as native elements. Its analyses cover wind, noise, daylight, sun hours, microclimate and embodied carbon in the same workspace, which suits sustainability-led briefs. Since April 2026, every Revit subscriber also gets Site Design and Building Design, so the barrier to trying it is lower than for independent rivals.
Compatibilities and Integrations
- Platform: Cloud software that runs in a web browser with an Autodesk account.
- Autodesk tools: Revit, Civil 3D, Dynamo Player and Forma Data Management.
- Other design tools: Rhino via extension, SketchUp, plus IFC and OBJ import and export.
- Extensions: Third-party add-ons through the Autodesk App Store for Forma.
Autodesk Forma Tutorials

Summary
Autodesk Forma suits architects, planners and developers who want quick, evidence-based site and massing decisions before detailed design. It works best for firms already on Revit, where it is now included and hands models over without rework. The main limitation is scope: it covers early design only, and its analyses guide decisions rather than replace engineering studies. Start with one live site, compare three massing options on sun hours and wind, and see whether the results change your scheme.
